Please be aware that our ‘$1,000 Purchase Guarantee’ does not extend to transactions involving assignable contracts. In such cases, the closing process is contingent upon us finding a suitable buyer for the contract, and therefore, we cannot guarantee the deal will close. However, we remain dedicated to providing the highest level of service and transparency throughout the process. We will always keep you informed of the unique terms and conditions associated with these exceptions, allowing you to make an informed decision.

  • Title Issues: Seller must have a clear and marketable title to the property, as title issues can affect the ability to close.
  • Liens and Encumbrances: The property is free from any undisclosed liens, judgments, or other encumbrances that could hinder the closing process.
  • Seller’s Obligations: The guarantee depends on the seller fulfilling their obligations under the purchase contract, including any agreed-upon repairs or disclosures.
  • Force Majeure Events: The guarantee may not apply in cases of unforeseeable events like natural disasters, acts of war, or other force majeure events.
